For a long time, Coconut Point was the errand stop. You lived inside Shadow Wood or Copperleaf or Lighthouse Bay, and the open-air mall a mile south of the Corkscrew gates was where you picked up a prescription, grabbed a Target run, and kept driving toward Naples or Bonita Beach when you actually wanted dinner. That reflex is now out of date.
Over the last eighteen months the tenant mix has quietly rebuilt itself into something residents can plan a Thursday night around. Two second-generation restaurant spaces that had been dark or middling for years reopened as genuine destinations. Three more dining slots turned over inside a single summer. A junior anchor came back to life. Fall's concert calendar at Hertz Arena, five minutes further up Ben Hill Griffin, reads like a legitimate reason not to book the theater seats in Naples. If you have not walked the central lake at Coconut Point since last season, the place is not the one you remember.
The last eighteen months, in one glance
The turnover that matters, in order:
- December 11, 2024 — Real Seafood Co. opened in the former Bokamper's Sports Bar space after closing its North Naples location, where it had operated for twenty years.
- December 19, 2024 — Paul Fleming Restaurants opened PJK Neighborhood Chinese in the former Blue Water Bistro and The Saloon space next to Ruth's Chris, more than 6,000 square feet of indoor and outdoor seating with an open kitchen.
- October 2, 2025 — Nordstrom Rack held its grand opening in the junior anchor space that had been Christmas Tree Shops and, before that, Bed Bath & Beyond.
- Late 2025 into 2026 — SB Bar took the former Brass Tap; Alba Breakfast & Brunch moved into the space next to the former cinema; Casa Blu opened in the former Amfora and MidiCi location next to Starbucks.
- June and July 2026 — Kendra Scott, Brooks Brothers, Rowan (an ear-piercing studio staffed by licensed nurses), and LaserAway all opened at the center.
- Announced for 2027 — Shake Shack, joining the four merchants that arrived this summer.
That is a lot of movement for a property most Brooks residents drive past on autopilot.
Why the dining floor actually feels different now
The two December 2024 openings did more work than the calendar suggests. Real Seafood inherited a room that had been a sports bar and rebuilt it around water views. General manager Olivier Morame described a twenty-seat outdoor bar with patio seating facing the water, and the menu turned over meaningfully from the old Naples version. The Gulf black grouper, served with chile crisp butter and crab fried rice, has been the standout new dish. If you have been ordering the Miso Glazed Chilean Sea Bass from the old Naples menu for years, it survived the move.
PJK is the more interesting arrival. It is Paul Fleming's second location after the 2023 debut in downtown Naples, and it took over the Blue Water Bistro and Saloon footprint next to Ruth's Chris. The design punctuates the room with colorful surprise elements, including a flowering cherry tree centerpiece. The point for residents is subtler: Coconut Point now has an anchor restaurant on either side of Ruth's Chris that a serious diner would actively choose, not settle for.
Around those two, the smaller turnover fills the previously weak links. SB Bar, Alba Breakfast & Brunch, and Casa Blu are the fresh dining options the property leased into what had been a graveyard corner. Alba's menu leans Mediterranean brunch, with Smoked Salmon Eggs Benedict, Shakshuka, French Toast Crème Brûlée, and Baklava. That is a real breakfast option inside the gates' orbit for the first time in a while.
The one loss worth noting so you do not drive over for nothing: the adjacent El Nido and South Fork Grille spaces remain available. Two restaurant boxes are still dark on that stretch.
The summer 2026 retail reshuffle
Dining aside, the retail turnover matters because it changes what a Saturday morning at Coconut Point looks like without a plane ticket north. Beyond the four June and July openings noted above, several existing tenants have moved or expanded:
- Starbucks reopened in June after renovations, Estero Bay Olive Oil and Tea relocated to an expanded space this summer, and Toy World will move to a larger location in September 2026.
- Talbots is relocating around the corner from its current spot on Village Shops Way, moving into a larger space next to Loft on Fashion Drive.
- Bonita Smoke Shop & Cigar Lounge moved from Bonita Springs into the former Men's Wearhouse space, exceeding 6,600 square feet and adding a cigar lounge for the first time.
- JET SET Pilates opened its Coconut Point studio in the first quarter of 2026, running high-intensity, low-impact classes on a DJ-curated playlist.
None of those is individually a headline. Together they mean the mall is now leased more densely than it has been in several seasons, and the empty stretches that made the walk feel tired in 2023 are largely gone.
What replaces a Naples drive on a fall Thursday
The other piece of the Estero front-gate story is Hertz Arena, five minutes north on Ben Hill Griffin. If your evening plans this fall have defaulted to Barbara B. Mann or Artis-Naples, the 11000 Everblades Parkway calendar deserves another look. Between now and mid-November, the arena is hosting Alabama on August 13, Brad Paisley on September 17, Gabriel Iglesias on September 24, Los Tigres del Norte on October 3, Ty Myers on October 10, and The Doobie Brothers on October 21. Il Volo plays November 11 with tickets starting at $131.
The Florida Everblades open the ECHL season against the Orlando Solar Bears on October 17, and the practical Brooks note is this: the two-lane drive north on 41 is much shorter than the run down to Naples for a comparable evening. Parking is cashless, on-site, and ranges from $10 to $30 depending on the event, which for most concerts undercuts what a downtown Naples valet costs.
A resident's short list for the next four weeks
If you have not been paying attention and want a small itinerary that catches you up:
- Dinner at Real Seafood, outdoor bar — sit facing the central fountain, order the Gulf black grouper, and see what a serious kitchen does with the old Bokamper's footprint.
- Weekend brunch at Alba — the Shakshuka or the Eggs Benedict. First real brunch anchor at Coconut Point in some time.
- A weeknight at PJK — open 11:30 a.m. to 9 p.m. Sunday through Thursday, and until 10 p.m. Friday and Saturday. Reservations, especially for a table near the cherry tree centerpiece.
- A morning class at JET SET Pilates followed by coffee at the renovated Starbucks — the shortest way to test whether the wellness-plus-retail loop actually replaces your usual routine.
- One Hertz Arena show before the season pattern locks in — Doobie Brothers on October 21 is the safest bet for a broad audience; Il Volo on November 11 if you want the closer thing to a Naples classical evening without the drive.
None of this changes the reason you bought inside The Brooks. Shadow Wood's fairways, Spring Run's bundled golf, the Commons Club and the private beach shuttle are why you are here, and they are unchanged. What has changed is what the five-minute radius outside the gates now supports on a random Tuesday. The property that used to be the errand stop is now a legitimate answer to "where do you want to eat?"
That is worth knowing before high season starts and the parking lot at Real Seafood turns over three times a night.
